Not sure it has changed Austin the way people thought it would, or will change Dallas, but it certainly could.Also in Dallas we have GS and BofA building giant buildings downtown. 

His attorney said in order to provide a clear title, the seller would have to hire a law firm that was willing/able to do extensive research into heirs, and get them to sign off/away any rights they might have.  

Many of the deals I've seen with problems are when the GP group was not local or wasn't really familiar with the local market.Ask about capital calls and distributions on their current deals.I have not always practiced this, but I think I will on future deals....no excuse you can't go visit the property before you buy in. 

This will be the best way to connect with everyone you need to make a deal happen (lenders, wholesalers, contractors) hopefully you can meet other out of state investors who have done it before.I'm based in St.

Quick math I think you will have a very low monthly ROI.

@Doug LearnardRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

If the syndication deal was without significant risk, they wouldn’t be attempting to offer/providing 17% return.

If someone will do that without knowing your why, your background, your skillset, they may have an ask for you and that is what you want to avoid.
