I have done a couple of wholesale deals where I've signed the contract on my iPhone and they went to settlement with no problem.

Sounds to me like your an underpaid wholesaler lol....how about you try to negotiate deals with the homeowners yourself then assign the properties to your investors for %65 or under ARV?
