@Jacob Hanson If you want to be legal for ALL TELEMARKETING:Register as a telemarketer on the federal website https://telemarketing.donotcall.gov/then scrub your list against the people who have registered for the do-not-call (DNC)you can't call a cell phone, regardless of whether or not it is registered with the DNC.

Get rid of all unnecessary expenses, cell phones, lacquer, cigarettes, cable tv, restaurants, and friends/girl friends that cost you money.

The difference would be that with Solo 401k you have the ability to take a personal loan from you account, which is limited to $50K or 50% of the balance, whichever is less. 

Simply means that a lender isn't going to give you a loan for more than 80% of the price or value of the property (whichever is less)Doesn't mean that you can't be creative with where the 20% comes from.

Keep in mind that when purchasing an REO, whichever purchase and sales agreement you use (state standard or attorney generated) it will be followed up with the bank addendum which will supercede the PSA.You should be familiar enough with PSA's, specifically, your state standard agreement, before jumping into these waters.

Specifically in finding cell phone numbers as very few people have land lines these days.  

@Elijah Brown congrats, love your story man - I also closed on my first deal while out in the field for IBOLC at Fort Benning last summer - can definitely relate to the excitement of sneaking a cell phone check to find out you are now officially a real estate investor!
