Up until a couple of months ago, when I started listening to the podcast, I thought that my real estate goals were out of reach, unlikely, and down right ridiculous based on the poor models I have observed.

It looks to me as if their business model is to turn around a large number of sales as quickly as possible.

I wanted to keep the tenant in place since the tenant is a model tenant in every other way, and will most likely live in the unit until he passes someday. 

My original plan is to do one BRRRR investment and then show that the model works to potential private money investors.

So, I guess it depends on you and your business model - If you have been watching HGTV for several years and want to give flipping a try, I would say you are in an excellent position to lose your A$$.  

Or the ones who can't ever pay rent on time, yet have expensive smartphones, enjoy the deluxe cable TV package, and drive fancy late-model cars?

I am in discussions with the current bank that holds the mortgage, and I am trying to put together a LRP (loan request package) to send them justifying the new requested loan amount.Does anyone on the commercial lending/underwriting side have a template or financial model they use and can send me?

Banks don't like speculation and don't understand this business model.
