I just got the maintenance and repair bills back from my property manager (who I hired approximately 8 months ago because I’m out of town) and the turnover costs were approximately $8k ($3k patch & paint, $900 for a new fridge because lots of interior parts were broken, $900 for deep cleans, door repair, labor, etc).

The arm rests were built really weak so they all were broken plus people were spending far more time at the home because of the comfort.

I could look at upgrading but could I possibly run into issues with the main service if the units were all 100 amp.

But hey, if you do efficiency upgrades, you could end up profiting more by including utilities- if you charge $100 more per month for all utilities but the utility bill if only $50/unit, you're doing pretty well.Michael

The housing stock here is typically about 100 years old and many of the properties need lots of updates, windows, siding, kitchens, baths, HVAC, new plumbing, new electrical, sometimes no garage etc..For a house hack it's often better to buy a more expensive place, that has many upgrades already done, as you are likley buying with a low down payment and can amortize the higher cost over 30 years.

There is a broken window and the smell of pet urine and feces is overpowering.  

Even if noise ordinances aren't technically being broken, it's being a pretty crappy neighbor to have a band practicing in a row house.  

I have a noisy outdoor HVAC unit at one of my rentals -- called a larger company who said my condenser was broken.
