We are active on social media and we reach out to independent landlords, leave business cards on vacant properties, and reach out to local real estate agents.

I did connect with a realtor in Detroit from BP find an agent tool.I read a few comments from some of you currently investing in Detroit area.

I am not sure I am trusting enough to allow an agent to make those kinds of decisions.

Assuming this is the case (and excluding agents fees, costs etc) would the capital gains tax on the second property be 40k (gain since the purchase 315k-275k), or would there be some kind of recapture from the first 1031 exchange.
