Is this a business trip or primarily pleasure?

I'm an Idaho investor living in California, and can't imagine having bought without a research trip.

@Omar Ruiz thanks however I'm from northern nj I'm taking a trip up to Framingham on 22-24 of December to meet up with investers and learn the market -get connections 

The advantage to online payments is we don't have to make numerous trips to the bank.

Yes, Memphis is a good trip and long distance investing isn't on my short list but I would love to make contacts anywhere and be able to get some good conversation in.

Contract is pretty simple to accomplish - it's the vetting that might trip you up.

But, if the point and click convenience of investing via website is appealing, I have an alternative that could prove just as successful but much easier and you can do multiple “investments” in a very short period of time—take a trip to Vegas and repeatedly bet on black.Point and click investing might seem convenient, and there are some winners, but the most experienced sponsors generally have an investor base filled with loyal clients and find no reason to list their offerings on a website.  

What is tripping me up a bit though is why my CoC numbers are so far off from his when the cap rate seems reasonable.
