if your going to make a low offer, send them a commitment lender from a lender saying your ready to do the deal in less then 2 weeks or if possible let them know you have 20% down, send a bank statement and make an offer with no-contigencies.that should do the job,

It would stink to be at the auction, ready to bid and have it 'called off' because some investor wired the money the day before.It might also save you money.
