The home has been updated with modern wiring, plumbing, brick and roofing.

MLS, they said it needed a roof so no one was interested.

After calling the construction company, they agreed to leasing the whole house knowing the downstairs unit wouldn't be rehabbed and was basically a 'roof over their head' property.

And if it is a non recourse debt the credit score does not matter much because loan will be based on the property financials and not your credit score and also you can have a KP on the deal because you are going to need net worth and liquidity as well.

My capex budget includes but not limited to: roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.

The purchase price is $20k and have ball parked 30-40k for complete rehab, new roof and repairs.

Seperating the meters legally would easily cost more than a new roof or HVAC system would ever cost.
