There is a thread on here, "profit from non-profits" I believe, a long thread but goes through several tactics for operator/investors.I'd rather sell and finance and not fix toilets as a second job, but, whatever, it's all good if you like it. :)

My goal is to have some cash flow rentals in 5 years which is the time I plan to retire from my career as a Correctional Officer.I also plan to do some rehabbing and flipping, since I enjoy so much remodeling and working on projects on my own home.

I don't know a thing about fixing toilets etc..

I did recently make an offer on a house (but didn't get it) that would have needed a very high-end remodel.

The first two were both 2br shells and the 3rd was a completely remodeled duplex.

Also, I'm looking for a contractor for my next remodel.

And because of where my area's real estate market is in the toilet, deals like this aren't plentiful.So I figured that I would try to look up probate listings for sellers.

The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.
