For the portfolio I have, I don't want to do the 60 hours of training the state wants to be an official "property manager" and I'm not sure it's even necessary.  

And LA is a 4 hour drive (45 minute flight) from LA.  

Its about he same price as 6 credit hours at a community college.

Great way to lose an earnest money deposit is to have the underwriter find out about a HML you tried to hide at the 11th hour. 

There are three properties for sale on LoopNet and it seems like for a small complex/apartments the CAP rate is about 8%.  

Then a hour before the closing the title company told me that the underwriter would not insure it because it was a tax sale property.

It's pretty resilient, and hangs on, but it's up and down.I know it looks great from Boston,  (it's only 2.5 to 3 hours north) but it might as well be on another planet in every way. 

So when I need a new admin for the advertising business I own, I place an ad for a $10/hour entry level position and I get 100 resumes from kids who just graduated with a degree in speech communications, or marketing & PR, or some other BS degree (says the guy with a philosophy degree), and they're $100K in debt and no idea how they'll ever get out of it. 

I'll be self managing, and it would be nice to have one (or two or three) handy men available that I could call when any maintenance issues come up.
