So every year you do not compensate by raising rents, you are losing money.

For my money and having had a number of properties there I think that FL is too boom/bust.

I used Design Appruv on my first ADU and they have since gone bankrupt and stole everyone's money :/...so don't use them, but do look up their Yelp reviews if you want a good chuckle.My buddy CJ just left ADU Geeks and is starting his own company - I think for quite a significant discount.

If it was a Class A property and you had to make it really nice in order to fetch premium rent, I could see spending money on it.

If you can cashflow at todays rates why not invest that money elsewhere.

Before retiring though I will fully develop two properties.All of our properties have had good appreciation, cash flow and tax savings from the start. 

We still have some tenants that bring rent to the office instead of paying online. What security boxes or other solutions do you use to insure the rent is as secure as possible before taking it to the bank? 

I currently manage my own P&L so I've got a pretty descent view of where my money is coming in/out.
