I think I agree with you, I'm leaning more toward the standard mortgage. 

I have been on the buyer end of things for an FHA loan and it almost fell apart because of repairs that had to be made to meet FHA standards which wouldn't have been an issue if it was  conventional loan. 

He filed for bankruptcy right before appearing in the eviction court and the eviction case is on an automatic stay.The tenant is still living in the apartment and not picking our calls as we tried to work out. 

Would I just file this 1099 form in my records and do nothing else?

You can get good file encryption software for very little cost.

I know I've only done 1 house but I'm fortunate nobody filed a mechanic lien or got injured.

I have been doing my due diligence on trying to gather information or a list of litigation action on properties I feel this could be another way to contact owners of property and secure a discounted deal of course doing my part on finding out what action was filed before trying to go into a contract!

I declined to do that on multiple occasions due to security reasons and asked if I could send it through standard mail instead.
