I know DTI is important in the approval process (we didn't have that much thankfully).We are shooting for our first House Hack, mainly long term for our first with the goal of living in the duplex, while tenants paying most of our mortgage.Then STR after with Safe Living Space concept.

@Marcus Auerbach@Greg ScottThank you for sharing your thoughts.The current market presents an interesting dilemma.A couple thoughts:Investing requires optimism about the future of a property and or location.There should be rational and logical reasons supporting that optimism of course.The “maintaining one’s underwriting standards” is an interesting concept - that one should only invest if certain return metrics are met.

It is the same concept that offerpad, open door, etc. has commercialized… Pay the people less for their house for convenience, and profit nicely on the backend.
