I'm not an advocate of lying to tenants but the email/letter to the tenants almost needs to sound like you have sold the property or have moved away to a desert island so tenants get the message that you are 100% out of the picture.

On Long Island, especially in my town Massapequa/Plainedge, taxes for a single family home are high... like 15k-25k high.

It looks like the best option would be for me to occupy a multi family home further out of the city (NJ, Staten Island, Long Island) and take out an FHA loan.

Also, if you're flexible on the price point, check out Sanibel and Captiva Island area, oceanfront premium properties, rented almost 40 wk/year.

Specifying which island, which neighborhood, and property type/size would be helpful.  

Does anyone have a recommendation, publicly or privately, for Hilton Head Island wholesales or other buy-and-hold sources?
