I'd be bringing the cash needed to purchase any property and they would bring the work and possibly the deal + discounts on supplies. 

I did not fight them with the stupid things they wanted such as a permit pulled for smoke detectors with site plans for there location in the house.

I do all the leg work and rehab and they supply the money for this we split profits 50/50 .

Supply houses do offer credit , net 10 days usually then there is a carry charge after that .

First, they dropped off my roof supplies (pallets of material) on 8/31.

There is no guarantee the next tenant will be any better, they may be dirtier and not pay rent at all.I have inherited heavy smokers, but they have already been smoking in the unit for years.
