@Steve Vaughan  or buy them coffee or a beer  LOL.I had one wholesaler newbie here in Pdx who apparently fell into what he thought was a smoking deal and it does happen.. he hits me on BP.. but won't give me the address or asking price.He wants to meet me first etc etc... we went back and forth a few e mails.. then he says meet me at this cigar bar but the drinks have to be dutch as I am on a budget..

, but we still cannot cherry pick pick the appraiser on a per-property per-appraisal basis, and the laws of economics still apply to everyone.However when we know it is a complex order that will require regression analysis, comping comps, a lot of historical research, statistics-based time travel to extrapolate forward in time to the present, etc, we have the option of putting out there that we (& by we, I mean the consumer) are willing to pay more, and they can take their sweet time doing it.

- What is your opinion on having freedom to pursue side jobs and/or real estate investing as a contractor who works from home (minus a few days a month on project location) compared to a typical 8-5 that requires 2 weeks of travel a month.Additional information to consider is:- My fiance who lives with me is a teacher with stable income and benefits and currently has no plans of leaving to pursue real estate full time as she would prefer to teach and do real estate on the side with me

John FrankYour choice of paint sheen will depend a lot on where you are and what finishes are prevalent in your market and what type of property you have.In my travels, I've noted that textured walls and ceilings (orange peel, knock down, etc) tend to become more common as one heads south.

@Kate Stephens I travel the country for work (in California as I type this) and I can confidently say Cleveland is a great place with a great market!
