Hey All,I am new to Real Estate Investing and wanted to reach out to to begin making connections with people around the area.

I am looking to buy and hold a single family home via either short term or long term rentals. 

I was buying single family houses for $25,000 during those years, dumping $60,000 into them, and renting them for $1200 a month completely updated when most available units were slums because owners didn't have any money.  

I've read some say not to to accept rent with "credits" towards the purchase price because the court may say they already had an interest in the house because of the payments.One RE attorney I talked to said the CA Realtor forms are sufficient too. 

I have in the past done the bathrooms in different colors, but find sticking to a single color is easier.

Place looks amazing and I wasn't even really aware of this particular investing strategy where you partner with an outside investor for a single flip (obviously for a flipping business with a pool of properties I've seen it though). 

A good RE attorney will likely recommend something like a Texas or Delaware Series LLC, particularly if you grow your real estate business beyond a single investment. 

Single tenant buildings (especially larger or national) typically pay their own bills directly to the taxing and utility authorities (NNN leases, typically), or pay gross rent.

I believe in leverage but I would not choose to leverage everything on a single asset. 

Offer them some fresh-squeezed juice or some Costco-bought single-origin coffee out of the newest, shiniest Keurig you can put in the kitchen.One trick that I absolutely love and have talked about before on Bigger Pockets is hanging a $200 jetted stainless shower tower in the bathroom.
