It is great the a Japanese company bought the refinery12/2015 that shut down years back.

Other miscellaneous gripes: multiple doors need replacing, there’s now dampness in the basement, leaky kitchen sink, windows that were painted shut were actually off the track all together and don’t function properly, faulty plumbing, the list goes on.I’ve read a bunch of stories on these forums about first deals being a total dud and homes from hell but as the list keeps growing, I get more and more overwhelmed.

The CARES act shut them down nation-wide and some states have extended protection.

You a/c is working way too hard to reach anything below 80 if it is 115 outside, it is never shutting off. 

I have ALWAYS been fascinated with real estate and figured this is my time to "put up or shut up."

The money is good, so paying more taxes should not shut down the strategy.

He actually asked me to shut off the water which is in my name, but I refused, siting I can't legally shut off the water, nor will I because I use it while still renovating the other units.  

If you're looking into military towns consider the larger bases that cannot be shut down.

An "unpaid" water bill for $80 and a notice of "shut off" in 3 days  is a good reason for me to call the tenant and find out if they have paid the bill.  

I made a loan on a MHP once.. were the septic system fail and state shut it down and all tenants had to move out until it was fixed.. cost 200k to replace it....
