You have convinced me that using an LLC is the only smart way to go. 

I'm almost sure I could've gotten them cheaper at a local printing shop.

smart move imo.Complex was built in the late 90's; seller is replacing 10hvac, water heaters at our request.as to lender questions... the sellers are up and comers and the local bank has stated they will allow the seller 2nd because they want to earn more of their business.re: water..

I suppose the smart approach is to shut-up & get on with completing the mod-package asap so as to get the process started.

IMO the same day you find a wholesale deal is the perfect day to shop it to your cash buyers.
