You can share as much of the information as you want with the seller, but I typically share the overview of my numbers, explain where the numbers are coming from and why its needs to be this purchase if I am going to do the deal.

Of course site specific details could change my take above, but based on what you shared you need to buy a SFR in the two allowable areas above in order to obtain a STR permit. 

My biggest complaint on most management companies is they charge guests extra fees (admin/booking fee) bur do not share it with owners.
