It needs some remodeling but it completely livable, besides the wallpaper ;) The home is in a quiet neighborhood on a corner lot across from an elementary school.We have gone back and forth on whether or not we should buy, fix, and hold to rent or flip for a quick profit.

If you cut down all the trees (or clear the wrong section) without actually knowing what your buyer would have preferred, you could even hurt the property's value (because the buyer who would have paid the most wanted it to be completely wooded - and now doesn't meet their needs anymore).I wouldn't suggest taking any kind of permanent action like this until you know what your buyer wants.

Here an article about a tower in SF around the corner from my office that is selling for a 3% cap rate, even at 90% current occupancy (not a lot of upside on lease-up, so has to come from rent increases and appreciation..).

Between 6k lbs and 14k lbs the limit is 25k for Section 179.
