I saw one for the MH Space recently and saw that it was a 7+2+2......when I inquired about it they were very, very much hinting that they STRONGLY prefer the investors be in for the entire 11 years. 

In terms of valuing the property, typically you would look at what fair market rent for the space would be and divide by the going cap rate for that type of property in your area.

And since you're renting out part of the regular living space you probably haven't dedicated that portion as investment on your tax return.
