Had an initial conversation, I told him I would keep thinking about it (bringing legal action)....he followed up 1-2 weeks later and being frustrated, I went ahead and signed up with them (and gave a retainer fee).

This would generate 90-100k in capital, and we would retain our 20k in current capital for investing.downside: have to pay interest, doesn't lower payment.upside: retain strong asset, leverage equity, access to more capital RE goals:1. play the long game via BRRRR's2. be a value add partner for other investors by providing capital to fund deals and flips. all of that being said, would love wisdom of some finance ninjas and the BP community!

I like to retain the management of the homes obviously to grow my PM business, but also to oversee the investment after the sell so that if issues come up within the first year, I can address them accordingly and if necessary pay for those issues instead of the investor.
