The other requirement (that they will absolutely not waive) is to have 6 months worth of PITI (principal, interest, taxes, insurance) reserves available.  

They will dispatch a service to fix the problem and then one of three things happens: it was either a free courtesty service, or: they will charge your account (and deduct it for next months rent, not from the sec dep, so if they don't pay, the rent is short, which will trigger a late notice that can lead to eviction), or: they will give you a written notice and enforce the rules and regulations you have signed.

For example, if child services or the police had to do a welfare check on the individuals at that property and are getting stung, then the problem starts affecting more people and it gets resolved quicker.Keep us posted with what happens!

I'm a member of the Air Force Reserves at MacDill AFB,  Tampa and I can't imagine what the flooding will be like there.

Both have relatively inexpensive properties, moderate taxes, good rents, and decent city services and economy.

It says the debt service is $97,994 / 12 = $8166.00 per month .

A "portfolio loan" is a loan which is serviced by the lender who issued the funds (i.e. held in their portfolio), rather than being packaged together with other loans and sold on the secondary market.

I recommend you using up your reserve otherwise they may try to keep it.
