I know someone that is considering relocating from California to Tennessee.

I have had a passion for real estate/real estate investing for several years now, but due to the constant relocations during my Navy career I haven't been able to pull the trigger.

If you intend to keep it as an MTR you're going to have to adjust either the product itself (make it more durable and priced accordingly for your oil field workers IF they want the type of property you're offering) or find another customer type to market it to like insurance placements, families relocating or corporate rentals.

This really depends on if she wants to leave what she's grown accustomed to over the span of your life (i imagine) living in one area and relocating to another where ease of travel is a bit different.
