Also, I've seen many old timers that refuse to co-broke (share commissions with buyers brokers) which drastically reduces the pool of buyers (and keeps prices depressed).

Usually, all this happens before the County taxes are due, in which case the County will send you a revised tax bill with the reduced amount.I know this can be a bit overwhelming/confusing your first time, but it's really a pretty simple process once you learn the ropes.The hard part is convincing the Assessor that your value should be lowered!

I think if market takes a turn south how are you going to compete against the landlord that owns same duplex on your street but can reduce the rent to $800 and still cashflow where you need to rent for $1200 to break even.Many of us who bought in 2008-13 got these properties for dirt cheap.
