Hello I have a question as to how can I find investors for real estate deals and projects, are there investors interested in community development, I have many questions and even a business partner in texas looking for community oriented investors,  what's a good place to start and grow from there thank you all for your time and advice now and in advance 

I am a biased fan of Chicago, Illinois, because of the awesome real estate community here.Outside of just a good community, I love Chicago because:1. 

For supercharged cash flow I like this rule of thumb as my #s seem to flesh out well w/in these margins:1BR under $100K2BR under $200K3BR under $300K4BR under $400KMaybe you can go up a notch on each if you want to break even w/cash flow...so to each his own w/that.Of course if they are being sold furnished / turnkey, I'd add in $5-10K of value (depending on how nicely furnished it is) per bedroom.

As for your question, it just depends on the numbers.

To answer part one of your scenario, it depends on what type of loan product you have on the investment property that you purchased.

Outside of real estate I am in the construction industry, in Commercial / Residential Roofing.
