I am offered 100% financing with 50/50 split on net profit with private investor.

In short, it has a lot to do with how I wasn’t raised and me not taking responsibility over my life in that way.So I think the refi options is great and actually I found a creative way to do so through a private lender.

.- I’m not interested in anyone selling insurance - I know everyone says not to count on my pension, there is no guarantee, but if there was a measure of likelihood that a company would be able to honor their pension commitments then the conservative private company I work for would be rated the highest.- not really interested in savings advice on our 529 plan.- Nothing against Dave Ramsey, I really like most of his advice, but I think some of it is very basic and geared towards low income earners and people who have been very irresponsible with their money and are trying to dig out.- we have a about $70k to invest from our SDIRA, less if we convert a portion of that to a Roth.- we also will have about $250k to invest from the sale of our home.

I am looking for advice and/or possible leads for private money/hard money lenders that would be interested in a 1-2 year loan for a down payment of a property.

@Joseph GarnerI told them my business plan on an ideal property I was looking at, how I was going to manage/exit the deal and where my downpayment was coming from which was via private money.

The costs associated with setting up the PPM (Private Placement Memo) and getting it legally ready to take to investors would kill most deals of that size.If the smaller commercial multifamilies in that range (6-12) still interests you, you are more than likely looking at a joint venture.

One source being a hard money lender and the other source being a private investor.

Would borrowing private money at a 30-yr fixed rate be a way of offering him the balance due on the loan and get the home for under market?
