I agree that this is a case by case basis, but paying for the groceries may save some headaches down the road and prevent other things from "magically" becoming defective. 

They opt for this route to keep their credit in tact and prevent SS or foreclosure on their record (again, take this into consideration when evaluating the deal and this strategy).

Get it under contract to take it off the market.Record a document that clouds title Ask your closing agent/title company what docs they required to pass insurable title.Go with her to the attorney and stay with her during the private meeting to prevent the "attorney client privilege" from being claimed later.
