We want to start doing our research and learning as early as we can.I have read the Bigger Pockets "Ultimate Beginners Guide" and we have determined our 'niche' as single family home to begin with and our 'strategy' will be to buy and hold.

I agree with these guys, I've never had luck cash-out refinancing for numerous reasons.Also, in my opinion some of the most brain damage from deals is the financing, so I prefer to only go through it once :) 

I prefer to get the highest qualified tenant so that I can be choosy and have zero headaches.

Most students tend to take what is easiest so they usually prefer a flat monthly rate.

There is good competition from well located retail space but I’m seeing a majority of providers prefer class A office buildings. 

Most new investors want to be conservative on their first investment property, preferring to play it safe with a property that is in an area that is selling well.
