Hoping to build or REHAUL (I don't rehab, we rehaul elec, plumbing structural etc etc) one or two houses near Springfield, MO.

If you're talking about a complete cosmetic rehab (paint, flooring, cabinets, countertops, lighting fixtures, plumbing fixtures, etc), that should be 2-3 weeks.

Things I remove:Garbage disposal, ceiling fans, kitchen faucet sprayer, all electric in a detached garage, most of the electric in an unfinished basement, humidifiers, locks on interiors doors (teach the kids how to knock), door bells, shower doors, showerhead on a hose, flouresent shop lightsThings I add:Door stoppers, motion lights (in a rough area), deadbolts to exterior doorsThings I replace:Gate valves replaced with ball valvesOld houses that have a "barrel trap" on the tub get replaced with a P trapAny plumbing repairs are redone in PEX, even if the rest of the plumbing is copper or galvanized

Like if you open a wall and find electrical or plumbing that's not up to code and has to be redone?

It looks like the bank's property preservation company was in the house in 2008 according to the stickers on all the plumbing fixtures stating that the house has been "winterized" (it doesn't get below 50 here often in the winter).
