Last but not least, based on the size of the home, I try to find other properties with the same "footprint" that may be "for sale" or have been "sold" which may give you an idea of what the subject property may look like.

I would never buy anything in NYC, terrible landlord laws, and super high pricing you are lucky to get 3% a year All my rentals are about 20% NET (based on cash purchases,) in the Cleveland markets.
