Three questions:1 - With the commercial loan, will these two properties still cash flow to your satisfaction?

I know the Denver market is pretty hot so you may have to search patiently to find something that cash flows.

Should I just hold on to both and be patient with them and start brand new with a newer property.

I am a new investor and they are super patient with me, provide me good research/contacts4.

Their success (and satisfaction) is directly related to mine.Interview at least 3-5 PMs with the same set of questions/criteria.Also, there are lots of other great resources on BP about how to interview PMs, what to ask, etc.

You can certainly obtain properties that will cash flow if you are thorough and patient in your search.With a self-directed IRA, it is basically just an IRA with different investment choices.  

Also, don't allow the "need" for a first deal to cloud your judgement, be patient and move on unless you get a solid return.

You have to be patient and you will find a great deal.

I haven't closed yet but so far it's been a positive experience and they've been very patient and responsive to my questions.
