No idea why that deal went south, but someone sure snapped it up in a hurry at this price.The exact details aren't pertinent to the main topic of getting past no-assign purchase contract restrictions but, if only for the entertainment of the deal gurus, I'll throw in the basics anyway. 

I was also entertaining the idea of maybe doing a mixture of the two as a way to expose myself to both methods.

Maybe the city center has unique shops / entertainment, or there is  general 'buzz' connected to your city.If his office went over the comps also, I would say give it a shot.

I would be inclined to try to cost effectively turn the extra parking spot into an outdoor patio for your own usage but not tear up concrete if that is what you were thinking.

I have definitely heard of "homepath" properties and come across that all the time where they will put it right in the listing something like "First 7 days - homeowner only, days 7-14 - some other restriction, 30 days - will entertain all offers" etc.

The answers to these questions will determine your capability and will ultimately decide what kind of offers you can and should be entertaining.

We are experienced buyers/seller but due to the hassle and hubzu pricing/auction practices, we won't entertain them as an option when looking for properties.
