Any tips or tricks?

There are so many options out there when it comes to joining a firm and online you can't get a real feel of what to expect.

I'm also looking for great meetups (online or in person in the Northwest) that focus on nationwide investing trends and values as well as developing relationships with folks I can partner with. 

The trouble of course, is that I have the preexisting relationship with them.

I haven't done this personally, so maybe somebody else can chime in with tips or advice, but this seems to be an established practice among investors.I don't take cash or collect in person, and it's $50 extra if I have to do either. 

Of course, you probably should just consult your accountant. 

Of course, if you use that HELOC, you’re now paying interest on that, but that’s the cool thing about real estate.

I have been looking into some of the online courses from The CE shop and other online portals to buy a course to get through my realtor licensing studies, but I am confused on which one is the best one.

Most of the smaller, locally owned companies have terrible online reviews.

Just research online and usually there are a few used mobile home dealers in your state you can find on Facebook.
