We also haven't had official yearly board meetings in several years ...they only send out an email ..which I believe is against non-profit state law that we are entitled to an in person or zoom like meeting once a year.

We pay something like $60/month for just under 40 units, and there are no ACH fees charged to collect rent from all those tenants and it is direct deposited the next day after they pay (even though the ACH doesn't actually 'officially' settle for about 4 days (they advance it to you at no charge).

My thinking of your checklist would be send out Inspector, send over contractor same day, put in offer, and then when the offer is accepted get official bids, apply for permits, etc.
