@Fallon Gilbert- thanks ...if planning to buy within 6 months  -  you  should get yourself  officially pre approved  for  whatever  scenario you plan to  target ......without a loan - the  rmaining plans  dont mean much:)

We pay something like $60/month for just under 40 units, and there are no ACH fees charged to collect rent from all those tenants and it is direct deposited the next day after they pay (even though the ACH doesn't actually 'officially' settle for about 4 days (they advance it to  you at no charge).  

Anyway - we had decided to both be on the loan and form an official partnership for that property.

I've spoken with zoning officials in Brazoria county (looking at Surfside Beach), and the cost to elevate a lot and the permitting process makes it unattractive.  

My thinking of your checklist would be send out Inspector, send over contractor same day, put in offer, and then when the offer is accepted get official bids, apply for permits, etc.
