You can use recent purchase price and go up to 75% LTV with 650+ fico if property is 70% occupied with no health and safety issues.

NOTE; This is skewed as I don’t look at any notes that won’t yield at least 12% at offered pricing, I don’t look at any residential notes, only commercial, and no notes under $500,000 principal balance, so most notes are eliminated before hand. 

South Florida is amazing for appreciation but I know in most areas especially Palm Beach, you will see little to no cash flow.

When i asked her about the maintenance fees. she openly admitted in writing that vacasas' primary obligation is to the satisfaction of the renter and that they have no obligation to the home owner beyond changing lightbulbs and cleaning the linens. 

It is the $4k flat fee that bothers me most.It leaves me feeling she has no incentive to sell at the highest price.
