@Tim Heizer, the primary motivator behind your analysis has to be an opportunity cost evaluation.

I know the basics of wholesaling (finding a motivated buyer, getting property under contract, assigning it to buyer, finding buyer, closing the deal.) but how about the small details?      

I guess in Portland, this may not work out.2, Usually the problem is how to find those motivated sellers that are willing to do seller financing.

Prices on the north side are past what I find inviting, but a mailer campaign can still result in excellent deals from very motivated sellers.Multi-Family is hot now and getting hotter.
