The property is a 3 BR/1 BA in Benton Park neighborhood of Bakersfield, CA.I approached this as a BRRRR deal, and wrote a blog post about my sources for these numbers (including the expected monthly rental income, which I realize is extremely optimistic to many seasoned investors, when compared to Rentometer numbers).Even at this optimistic income level, I concluded that this deal was unlikely to succeed. 

The newer team members would benefit from help from the seasoned pro's, but I don't want to just require it without providing some kind of benefit for both. 

So you might have to find a new realtor that's starting out rather than a seasoned realtor.

@Kina De SantisUnfortunately, I have yet to meet people around my age who are serious about getting into real estate, and most of the people I’ve talked to about real estate and house hacking were seasoned vets.

The advantage of buying cash is not having to go through or to the bank twice to get financing - first on purchase, second on refi which they may or may not want delay/seasoning time.

Ended up the landlord was in the will for certain items....at the end of the day do the right thing...you will not regret it and karma pays back double+...especially during the cold wintry Christmas season 

This sounds like a project for a real seasoned veteran.I'm just starting out and I don't know.
