Does the offer need to be strong because they're competing, what kind of financing do they have, do buyers need closing costs from sellers, are they offering full price, what's important to the sellers that buyers may be able to provide (long or short closing, seller occupancy after closing, are they handy and not likely to nickel and dime on the inspection, etc.)

Turns out, she also put in the contract that I need to have the inspection done by 10/8/21 and if I pull out of the deal after that, I loose my deposit.

There is plenty of info on the town site, you have to look for it tho.My best advice, make sure the previous owner had the last VR inspection done recently.There is a new and also very good inspector since December 2020.

This lower price is what the appraisal came back at (no doubt influenced by incorrect contract price).We are currently awaiting to see if this can be corrected and change the appraisal.In the mean time, the home inspection revealed the roof is nearing its end of life.

I'm also concerned that the lenders inspection/funds payment approval process might not reimburse me the actual amount I paid out of pocket.
