Try to get yourself noticed on all social media places and know how to use them.

Cash out refinance and pull the $150k back out, now you have a property worth $200k with $50k equity in it and have your $150k working capital back.Look at locations with high price spreads between rehabbed and non-rehabbed homes. 

@Sam Horton has it right.If they want the cash flow, pitch it as a chance to keep receiving monthly checks, but without having to be a landlord.The added bonus to them of seller financing is they don't get hit with a large tax bill this year... it'll be spread out based on the amount of money you pay them each year.Best of luck.

@Mark Pemberton the spreads for a rehab budget to flip houses aren’t there in the less expensive areas in New Hampshire.

Meetups, hosting a podcast, social media..those are all great ways to find investors. 

I may start spreading out my search to other markets for more potential cash flow.
