You can better maintain control of the negotiation if the buyer calls you as opposed to the other way around.Think about it- if someone called you and said "I've got a deal that I think fits your criteria", you would think that either you are the only prospective buyer they have or that it isn't much of a deal at all.

If I own a house three states away and owe nothing on it, it is an asset, but it sure is a PITA to take care of it, operate it, manage it and maintain it, to me it is a liability from a personal point of view not an accounting point of view.

We have lots of 200+ year old houses around here and, when I worked in the Netherlands years ago, I lived in a "cottage" that was ~350 years old and beautifully maintained with all the modern amenities.

Hi Danny, I feel that 1K is too little for a complicated deal.Unless the purchase price is under 200K and still...You have now 2 commercial units sitting empty that can cause you to lose money every month for awhile, You can rent a residential apartment in a month but a commercial can take months.I have a mixed use building that I use 100% as residential because I can get the same income out of residential as commercial and I did not want to risk to have the unit vacant for months since I was short on money.I am not an expert in business but this is what i think:In order for you to setup up/maintain business you should be there every day to supervise and only later delegate it to a manager/employee.

I think the main reason why people don't achieve those 2 things: body/wealth is because they don't realize that there is an actual process/ they don't even know where to begin nor do they know how to maintain (body or wealth) once they have an idea of what it would take to get what they are seeking.

Also, depending on your finishes, those rents may be a little higher than market and more difficult to maintain.
