For the past couple of months I have been reading books, listening to podcasts, learning the deal analysis process, surfing marketplaces and doing several other things to better educate myself every day on real estate, especially rental properties. 

I recently listened to a podcast where the wholesaler found all his properties on auction websites and had trained his VA to estimate rehab costs to get to the maximum allowable offer. 

I'm interning with a commercial real estate investment firm and the owner has become my mentor, I've read tons of books, watched tons of videos, listen to BiggerPockets podcasts, etc. so I feel that I am ready to start seriously looking for my first deal.
