This most recent time she said she’d pay me by 09/28 (idk why that late she never provides good info or updates) regardless as of September 10th she will be in default I have a second lien, promissory note and joint venture agreement.

So stagger them to expire in late winter/early spring and you will be in the ballpark to begin leasing mid to late spring....~ when kids are out of school and parents are starting to look for where to live for the new school year.  

This seems to be the scam du jour lately and there is no such thing.

Hi @Jeff Cantrell, Yes, once you have closed on the acquisition of the new replacement properties it is too late to structure a Reverse 1031 Exchange transaction. 

Also I'm not sure if any one can answer this question without being a lawyer but is it too late for me to take legal action against the seller?
