Any advise for someone who owns only a single multifamily and needs to relocate to another state due to a job change?

You can get a JOB and pay your Bills on time.

Indianapolis does have a diverse job market, low unemployment and companies moving there (FedEx and Eli Lilly are two major employers and many hospitals). 

I do brokerage activities as a PT job, because my FT job is investing in RE.#5 The realtor will need to go back to their past clients and ask for permission, so don't be alarmed if you only get 3 contacts of 10. 

Some places look like they are in really nice high-rise buildings with probably really strict rental/leasing terms from the HOA. 

If they have no job, this is the route they will go and no, they won't be keeping the house if they can't bring it current (Although they can sell it).

I have 800 credit and can put down a nice amount.Any and all advice will be much appreciated!

Yeah, if it was my full-time job to manage Colorado vacation rentals, maybe I'd take the time to do this.
