Investment Info:Single-family residence buy & hold investment.

Hi Everyone,I'm a Chef by profession looking to purchase my first real estate investment property in 2025. 

@Spencer FrySearch here on BP there was someone saying they could do itWe have not seen anyone who would do it as we are seeing more and more lenders shying away from being in 2nd position on investment properties

I rented my house to a tenant.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I’ve asked the housing authority over my section 8 rebates if I could increase the rent and they said not until the renewal which is not until April 2025.

Have had 2 appliance repair men tell me they are worth the investment.  

I will certainly be doing this in some form, I am just wondering if it makes sense to specifically house hack in San Diego given the cost, or if I should stay more liquid and invest out of state.Thanks so much for your response.

And it's just not a great investment at list price (though why wouldn't other investors be happy to lowball?
