I would look in the MLS for similar rentals and interview 3 of those agents.

If you're not wanting to play manager day in and day out, start interviewing management companies NOW, as you'll want them to take over on day one - the two biggest management "chains" are Real Property Management, and All County, but I don't know if either one has an office in D.C.Good luck!

Nobody knows for sure though.There are a couple of books on timing the real estate market that lay out the fundamentals of the market cycle and how to recognize where we are at.
