She actually wanted me to tell another tenant to get rid of their air conditioning unit, because the noise was bothering her.  

They're noise nazis or plants on the balcony nazis or anti-rental nazis.I owned one for about 3 years and made a profit, but couldn't WAIT to get out from under the HOA, and yes, I even got on the board to try and add some experience/sanity to it, but it was a losing, insane battle. 

Initially you'll be grinding for the money unless you have a good friend or relative.

I'm going back out tomorrow to keep fishing for them though i'm grinding to get them both.

-Noise is VERY difficult to evict for.  

I hate the pens that make a noise.

They are easy on the property, they will stay for the long term, they are respectful, noise is minimal and they pay on time all the time.

The tenant has already served my friend with a lawsuit demanding $4,500 and willing to “settle “ for $3,500, both demands are of course unreasonable.The tenant complaints are noise and loud music used by the construction workers.

If they make too much noise, you can give warnings and then kick them out.  3 day notice to quit the noise or get kicked out.
