I have put $40k in renovations to both of them (they flooded and needed extensive repairs).

@Dave Foster you seem like a wealth of knowledge.

You *might* find someone truly knowledgeable, but your best bet is to again, find a professional service/attorney to help you.You need to learn your laws now so that you're not scrambling again  when you have an issue in the future.

Thankfully this zoning also allows single family homes so to my knowledge I don't believe I would need to rezone it (in my dream world where everything works out and I can purchase this land)I don't have $600,000 lying around, but I would love to inquire more on the question.

Through my network I have found a gentleman who is both a Real Estate agent and General Contractor who has extensive experience doing 203k rehabs.

I have property insurance license in HI with some knowledge of underwriting, policy guidelines and adjuster point of view.  

We had to shop around until we found a good mortgage agent who was knowledgeable about options for low money down buyers.

I'm looking at buy-and-hold investments and I plan to start slowly with cash, then expand through leverage as my comfort and functional knowledge grows.
